What to have ready
Nothing is required to start, but the first call is far more useful with these in hand:
- The property address, and whether it is a house, a condo or a 2–4 unit building.
- How title is held — your name, a trust, or an LLC.
- The current first-mortgage balance and payment, and any second lien.
- Roughly what the property is worth and how much you want to borrow.
- How you are paid — W-2, self-employed, or both — and whether a bank-statement file or a full-doc file is likely to suit you.
- The lease, or on a short-term rental, where it is listed.
- Anything a prior lender told you, in its own words.
What happens next
A short conversation about the property and what you want to do with the money. If you want a real number, a soft credit pull you approve — it does not affect your score. Then the match: which programs lend on your property, in which lien position, with which income documentation, and what each allows. If the honest answer is that none fit right now, you hear that, with the reason and what would change it.
Questions investors ask about this
Does reaching out pull my credit?
No. A soft pull is run only if you want a real number and you approve it; soft pulls do not affect your score.
Can I text instead of calling?
Yes — the same number. The text arrives with the page you were on, so a one-line question is enough.
