Who writes this

Korbin Spangenthal is Vice President and a licensed Mortgage Loan Originator at West Capital Lending, Inc. — NMLS #2079029, California DRE #02178533, Florida SL #3633081 — and is licensed to originate mortgage loans in 29 states and the District of Columbia. He works from South Florida and lives in Boca Raton. His clients are disproportionately people whose income is real and whose paperwork is awkward: business owners, contractors, and landlords whose tax returns are tuned to show as little as the law allows. A line of credit on a rental, for an investor who would rather not touch a good first mortgage, is squarely in that lane, which is why this site exists.

Do not take his word for the license. Look it up on NMLS Consumer Access; it takes under a minute.

Who West Capital Lending is

West Capital Lending, Inc. (NMLS #1566096, California DRE #02022356) is a licensed mortgage brokerage at 17911 Von Karman Avenue, Suite 400, Irvine, California 92614. A brokerage does not fund loans from its own balance sheet; it places them with wholesale lenders, and it is paid by the lender or the borrower as disclosed at application. For a rental-property line that structure is the whole point: no single bank has every program, and the one that fits your property this month may not be the one that fit last month. The lines described on this site are placed with West Capital's wholesale lending partners, including a digital HELOC lender whose program is referred to throughout as "the digital program."

What this site is

A marketing site for one product in one situation: a home equity line of credit secured by a rental or investment property. Every page is written to answer a question an investor actually asks before applying, with the lender's reasoning included, because an investor who understands the reasoning makes a better decision and a cleaner file. It is not a lender, not a rate sheet, and not advice about your taxes or your entity structure — it says so wherever those subjects come up, and it means it.

What you will not find here

Rates, fees, credit-score minimums, loan-to-value limits, reserve requirements. Each program sets those, they change, and a number on a web page that is wrong for your program is worse than no number. You will get the actual numbers for your property in the first conversation, after a soft credit pull you approve.

Korbin's other sites

Each covers one situation. QualifyOnRent.com is DSCR rental loans — purchase and refinance qualified on the rent, including in an LLC — and is the companion to this site for investors who want a first mortgage rather than a line. HELOCforSelfEmployed.com is the bank-statement line on a primary residence. BridgeMyHELOC.com is the line on a home that is listed for sale. FloridaNonWarrantable.com is financing for Florida condos that fail agency review. MortgageWithKorbin.com is the general practice and the full list of licensed states.

Questions investors ask about this

Is this a lender?

No. It is a site run by a licensed originator at a mortgage brokerage. The lines are placed with wholesale lending partners, and the lender you close with is disclosed to you before you apply.

Where is Korbin based?

South Florida — he lives in Boca Raton and works with clients by phone, text, email and video in every state where he is licensed.

Why are there no rates on the site?

Because each program sets its own and they change. You get real numbers for your property after a soft pull, which is the only honest way to quote a rental line.
